It’s no secret that in order to survive in today’s Real Estate market it’s essential to utilize the power of social media.

With so many guides and strategies for proper social media management it can quickly become overwhelming and time consuming when trying to figure it all out.

The next thing you know, you’re hiring a social media manager for $1,000 per month to bring in new clients.

Then you wait… and wait…

And nothing happens.

We’ve been managing successful social media accounts for over 5 years now and here are the current facts that everyone needs to know:

  • Facebook is the #1 social media platform for gaining new clients
  • You can NO LONGER use generic social media strategies to drive results
  • The BEST clients and referrals come from people who you already know
  • Marketing must be AUTOMATED if you want it to work properly

There are a few key players in the social media industry (Facebook, Instagram, LinkedIn, LinkedIn, etc.) and while none of them should be ignored entirely, it is clear that Facebook is the BEST platform to focus your marketing efforts on. With more active daily users than any other platform it is BY FAR the most effective platform to market your real estate services on.

Back when Facebook first came around it was easy to leverage your network by simply making a post on your Facebook wall letting people know about your services. People would see your post and reach out to you directly and everything was great. While this strategy still works today it is nowhere near as effective as it used to be.

Facebook has made some major changes to it’s algorithm overt he past few years that have changed the way businesses have used organic outreach (non-paid advertising) to gain new clients.

After month of testing the most effective strategies we realized that the most effective method of gaining new clients was DIRECT OUTREACH to our Facebook friends. 

This is because it’s normal for people who already know us to receive a message from us and they are more than likely happy to help refer their friends and family to our business (as opposed to random people on the internet who have never heard from us).

Now… there is a RIGHT way to do this… and a WRONG way.

The wrong way to do this is to copy and paste a cookie cutter message and start sending the same thing to hundreds of people on your friends list at a time and hope that some people see through the generic nature of the message and respond positively.

We tried this and it doesn’t work.

The right way to do this is to send PERSONALIZED messages to your Facebook friends letting them know what you can offer them as a professional Real Estate agent. 

You can even take this a step FURTHER and use a personalized message to tap into your friends’ network using them for referrals if you do it the right way. 

Now… an important thing to note here is that people can smell desperation from a mile away and if you go through all of your contacts one week and blast the same message out to them (simply changing the name at the beginning of the message) it will come off as unprofessional.

Now You're Probably Thinking...

Direct Facebook Outreach Sounds Great... But Can't I Just Do It Myself?

There are a few times throughout the year where you can randomly reach out to someone without it seeming like you are desperately trying to gain new clients. If done properly, it can open up a flood of leads for your Real Estate business. 

It’s a well known face that we all have Facebook friends lists filled with people that we might not be the BEST friends with. For example: people we went to school with… people we used to work with… maybe even someone you met out one night.

Imagine if you opened Facebook on your phone right now and saw a notification from one of these people you haven’t spoken to in years. Let’s say they recently got a job selling home solar panel packages. They send a message saying, “Hey! We’re having a huge sale on solar panel packages! Contact me and I will get you the best deal out there!” This type of message comes off as desperate, unprofessional and generic. 

Now… imagine if it was your BIRTHDAY and you received a message from the same person saying, “Hey [Your Name], Happy Birthday, I hope all is well! If you or a someone you know is looking to buy or sell a home in the [Your City] area, feel free to reach out to me and I’d be happy to help. My contact information is [Your Phone Number], [Your E-Mail]. Thanks!

This type of message is very effective for a few reasons:

  • The message was sent to you on your BIRTHDAY, not just any random day of the year
  • The message doesn't come off as desperate, just a simple reminder that they are a Real Estate agent
  • They ask you to keep them in mind for not only yourself but also friends and family
  • Facebook shows the highest engagement from users on posts/messages sent on birthdays
